Acting for a private investor, Reynolds Associates were instructed to undertake a due diligence survey of a modern industrial property measuring 42,000 sq ft. Our report advised on the state and condition of the property and furthermore commented on the existing Tenant’s lease obligations and the future cost liabilities.
Reynolds Associates were instructed by a pharmaceutical distribution business to undertake a pre-acquisition survey of an 88,500 sq ft distribution warehouse for owner / occupier purposes. The report highlighted expensive building repairs and future maintenance costs which enabled the Client to negotiate a reduced purchase price with the vendor.
Following their acquisition of the site, we have been able to assist the Client with interim dilapidation claims to ensure the Tenant properly complied with their long term lease obligations.
